A Fort Worth restaurant that's been serving chicken-fried steak and lobster rolls on Camp Bowie Boulevard since 1993 is renovating a 6,735-square-foot space in Colleyville, with plans to open by late September.

Lucile's Stateside Bistro is spending $275,000 to convert the former Zafiros Mexican Grill y Cantina at 5204 Colleyville Blvd. into its second location, according to a Texas Department of Licensing and Regulation filing registered July 10. Construction began July 24, with a listed completion date of Sept. 25.

The space sits at the front of The Village shopping center. Zafiros closed in November 2024.

Owner Terry Kearney told the Fort Worth Star-Telegram in March that he wanted a location "far enough from the Fort Worth establishment but still the same community feel" as the Camp Bowie neighborhood. The Colleyville location will carry the same menu as the original, but daily blackboard specials will differ between the two restaurants, Kearney told the Star-Telegram.

The Colleyville City Council approved special use permits for parking and alcohol sales for the restaurant on June 16, according to Community Impact. The city had announced the lease on its Facebook page in March, describing it as a collaborative partnership between the restaurant, property ownership and the city.

Colleyville Mayor Bobby Lindamood said in the city's March announcement, "We are excited to welcome Lucile's to Colleyville!"

Bob McLean founded Lucile's in April 1993, naming it for his mother. The restaurant occupies a 1927 building at 4700 Camp Bowie Blvd. that originally housed Steve's Cafe. It serves lunch and dinner daily and breakfast on weekends, and won multiple Gold Medal awards in 2023, including Best All-Around Restaurant, according to the restaurant's website.

The property owner listed on the TDLR filing is DDK Real Estate Inv, LLC, with contact Daniel Kim of Southlake. Cohesive Design Group of Dallas is handling the renovation design.

Kearney has also applied for the city's Business Enhancements to Support Transformation incentive program, known as BEST. Approval is not guaranteed, and any funds would be disbursed after the restaurant opens.

The original opening target was August, according to Kearney's March interview. The TDLR filing now points to a late-September completion. Diners looking for updates can check Lucile's website.
