Southlake is getting its first Whole Foods Market as part of a $120 million mixed-use development now moving into construction on 40 acres north of SH-114.

Shivers Farm, located near White Chapel Boulevard at 1900 N. White Chapel Blvd., is expected to break ground this month, with a groundbreaking ceremony planned in the coming weeks, Southlake Style reported Wednesday, Sept. 2.

The Whole Foods will be the first major grocery store north of the highway.

The project calls for 111,000 square feet of retail space, 38,000 square feet of Class A boutique office space, 37 single-family home lots and a 3-acre pad approved for a hotel, entertainment or additional retail.

Plans also include a nearly one-acre park built around existing heritage live oak trees, with restaurants and outdoor seating surrounding the green space. Public art and additional gathering areas are planned throughout the property.

Trademark Property Company is developing Shivers Farm in partnership with Harrison Street Asset Management.

Blake Bickmore, vice president of development at Trademark, said three leases totaling more than 40,000 square feet have already been signed. Additional retailers and restaurants are in active negotiations.

"Shivers Farm is a significant opportunity that reflects both the history and future of Southlake," Bickmore said.

In a June 18 statement reported by the Fort Worth Star-Telegram, Bickmore said Trademark is "taking special care to design a place that brings the Southlake community together."

The Star-Telegram pegged the project's price tag at more than $120 million. The commercial portion is slated for completion by the end of 2027, according to Trademark.

Southlake City Council members voted unanimously on June 16 to approve a master development agreement with Trademark.

The council also approved a specific use permit for electric vehicle charging spaces at the site by a 7-0 vote on June 2, according to city council minutes.

The two other Whole Foods locations in Tarrant County are in Colleyville and Arlington. Trademark also developed Waterside, a 63-acre mixed-use community in Fort Worth anchored by that city's only Whole Foods.

The Southlake Sign Board is scheduled to discuss a master sign plan for Shivers Farm on Thursday, Sept. 3. Tenant names for the three signed leases have not been announced.
